Student Housing Rental Prices in Cyprus: From €750 per Month in Nicosia and €1,100 in Limassol

The start of the new academic year in Cyprus's universities and colleges is just a couple of months away. Students and their parents are trying to find housing at reasonable prices. However, it is very challenging to do so given the lack of adequate housing options on the market. Renting an apartment within walking distance of a faculty costs around €750 in Nicosia and €1,100 in Limassol.

The number of places available in student dormitories is limited. Only in recent years has the government begun to consider creating a student housing fund for state universities. Private sponsors and the Cyprus Orthodox Church are providing assistance.

According to Polis Koursoufidis, Vice President of the Cyprus Association of Property Valuers, apartment rental prices have remained at last year's levels. In some areas, they have decreased by 5-10%. The most significant price drop in the summer of 2024 was recorded in Limassol.

"But when we talk about a drop [in rental prices], it doesn't mean that they have become low. As in a year or two ago, you still can't find an apartment [in Limassol for a reasonable price]," explained the property valuer on Alpha TV.

In Limassol, two-bedroom apartments are now rented for €1,800-2,000, while one-bedroom apartments cost €1,000-1,100. In Nicosia, in areas where universities are located, a one-bedroom apartment can be rented for €700-750. In Aglantzia, where the University of Cyprus campus is located, housing prices start from €600.

Raphael Zachariades, President of the Pan-Cyprian Federation of Student Unions (POFEN), explained that more and more students are choosing not to rent housing near universities, opting instead to stay with their parents and commute to their studies. Students have limited opportunities to rent housing because prices are high, and they don't have enough time to earn money to pay for it.
